Visitor parking problems property managers deal with

Visitor parking is a small part of managing a building, but it creates a big share of the calls, emails and disputes. Most of it comes from the same few gaps.

Calls about parking

Visitors, tenants and boards contact you when a stall is taken. With V-Parking, visitors register on their own by QR code, website, phone or text.

Paper passes that never expire

Passes get copied, shared and left on dashboards. A digital permit is tied to one plate and ends on its own when the time is up.

Residents in visitor stalls

Block resident plates from visitor registration, or switch a building to tenant-controlled registration.

Disputes after a tow

Patrollers check every plate against the live permit list and record each warning and tow, so you have the history when an owner calls.

What you get

How V-Parking helps property managers

  • Visitors register by QR code, website, phone or text — no app or account needed.
  • Confirmation by email or text with the exact permitted parking window.
  • Rules per building: hours, weekly and monthly caps, unit and plate limits, open hours and an optional security code.

  • Special pass requests for longer stays, approved by your team.
  • A live permit list for patrollers, with warnings and tows recorded against each plate.
  • Daily site reports by email from your security guards.
Getting started

How it works for your buildings

  1. Tell us about your sites

Share your buildings, visitor stalls and how you want registration to work. We map the right setup with you.

  2. Set the rules for each site

Every parking site gets its own rules and its own QR code for the visitor parking signs.

  3. Visitors register, patrollers check

Visitors register in minutes, and your team and patrollers see every active permit live.

Registration setups

Choose the right setup for each building

Visitor self-registration

Visitors register themselves by QR code or on the website. Simple for guests and a good fit for most buildings.

Tenant-controlled registration

Only residents create visitor permits for their unit, within the limits you set. A good fit where visitor stalls are often misused.

Questions

Questions from property managers

Can I manage several buildings in one place?

Yes. V-Parking is built for property teams that run more than one site. Each parking site keeps its own rules, QR code and permit list, and your team sees all of them from one dashboard on the web and in the mobile app.

Do visitors need to download an app?

No. Visitors register from any phone by scanning the QR code at the lot or using the website, with no app and no account. They get a confirmation by email or text with their permitted parking window.

How do patrollers know which cars are allowed?

Patrollers check each plate against the live permit list for the site. If a car is not registered, they record a warning or a tow, and the record stays with that plate.

How do we get started with V-Parking?
